Overview:
As the on-site Holiday Property Manager for a premium holiday complex on Hastings Street, you will play a critical role in the success of a boutique holiday letting portfolio operating under a Management Rights model. This hands-on role requires a dynamic, solutions-focused individual who thrives in a fast-paced environment and can balance guest expectations, owner relations, maintenance coordination, and revenue optimisation.
This position does not manage reservations directly, but is responsible for ensuring each property within the portfolio is well-presented, maintained to high standards, and priced appropriately to maximise returns for owners.
Key Responsibilities:
1. Foster proactive, solution-oriented relationships with property owners
2. Regularly inspect properties to ensure compliance with cleanliness, presentation, and safety standards
3. Provide feedback and recommendations to owners on property improvements, furnishings, and styling to maximise guest appeal and income
4. Oversee all common property and in-room maintenance, working closely with contractors and trades
5. Coordinate and monitor all maintenance tasks, including preventative work, post-inspection jobs, and upgrades
6. Communicate all major works, quotes, and associated costs clearly to owners, ensuring transparency and value-for-money
7. Ensure guests enjoy a seamless and high-quality stay experience
8. Work with internal teams to manage escalated guest issues quickly and professionally
9. Oversee arrival and departure processes to ensure smooth, efficient transitions for guests
10. Monitor guest feedback and maintain a strong reputation across review platforms
Revenue Management
1. Set and adjust nightly rates in consultation with your Cluster Manager, based on seasonality, market demand, and local events
2. Monitor portfolio performance with a focus on maximising Gross Booking Value for owners
3. Collaborate with digital and reservations teams to ensure listings are fully optimised across all channels
Operational Oversight
1. Liaise with cleaners, contractors, and suppliers to uphold operational excellence
2. Monitor key management and streamline check-in processes where possible (e.g. key safes, smart locks)
3. Work closely with the Body Corporate and ensure compliance with by-laws and STRA regulations
4. Contribute to after-hours on-call rostering as required
5. Provide local area support and presence, acting as the face of the business on site
Requirements
Skills & Experience Required:
1. Proven experience managing short-term accommodation within a Management Rights or similar holiday letting environment
2. Strong maintenance coordination and contractor management skills
3. Experience in rate setting and revenue optimisation
4. High-level organisational and problem-solving skills
5. Exceptional communication skills with both guests and owners
6. Tech-savvy, with working knowledge of PMS platforms (e.g. RMS, Hirum, HomHero, Guesty)
7. Understanding of local Noosa tourism market and STRA regulations
8. Current Driver’s Licence
