Job Summary:
Our client is seeking an experienced Pre-Construction Manager to play a vital role in the planning and development phase of their projects. The successful candidate will be responsible for coordinating and managing all pre-construction activities, ensuring a seamless transition from concept to construction. The ideal candidate will have a strong background in project management and possess exceptional organisational and communication skills. The ability to collaborate effectively with various stakeholders is crucial for this role. Preference will be given to candidates with previous experience in the construction industry, ideally within a property development context.
Responsibilities:
1. Lead and oversee all pre-construction activities, including design coordination, budgeting, scheduling, and procurement.
2. Collaborate with architects, engineers, consultants, and other stakeholders to ensure effective project planning and execution.
3. Manage and review project designs, identifying potential issues and making necessary recommendations.
4. Conduct thorough feasibility assessments, analysing project requirements, costs, and potential risks.
5. Prepare and manage project budgets, ensuring accurate cost estimates and financial control throughout the pre-construction phase.
6. Coordinate the preparation of bid packages, requests for proposals, and tender documents.
7. Facilitate and lead regular project meetings with internal and external stakeholders, ensuring clear communication and effective collaboration.
8. Provide guidance and support to the construction team regarding design intent, technical specifications, and project requirements.
9. Develop and maintain strong relationships with contractors, suppliers, and regulatory authorities.
10. Stay up-to-date with industry trends, regulations, and best practices related to pre-construction activities.
Qualifications and Experience:
11. Bachelor's degree in Architecture, Engineering, Construction Management, or a related field is preferred.
12. Minimum of 5 years of experience in pre-construction management or project management roles, preferably within the construction industry.
13. Strong project management skills, with a demonstrated ability to plan, organise, and execute multiple projects simultaneously.
14. Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
15. Proficiency in project management software and tools, as well as Microsoft Office Suite.
16. Knowledge of local building codes, regulations, and industry standards.
17. Familiarity with property development processes and practices is desirable.
18. Professional certifications in project management or a related field are advantageous.
