Duties And Responsibilities
Financial
1. Work with the reporting manager to develop annual budgets for approval. Review manning, resources etc. and recommend opportunities for optimisation. Assist to track, review and ensure the department operates within the approved budget
2. Participate in the feasibility study and analysis of engineering/ maintenance/ CAPEX projects requiring inputs from Engineering.
3. As directed, prepare and submit CAPEX proposals. Follow through the process from submission to approval and respond to queries from management in a timely manner.
4. Manage all approved projects within approved budget and timeline.
5. Ensure all equipment, services and supplies used are of optimal quality and procured at the most competitive rates.
6. Schedule/ manage preventative maintenance programs onall plant and equipment to preserve/maximise the lifespan of our investments
7. Work with the reporting manager to identify and roll out programmes to reduce energy and utility consumption costs in the hotel.
Customer
8. Responsible for the overall maintenance/useability of appliances and equipment in guest rooms, function rooms, staff offices, F&B outlets and public areas
9. Plan and coordinate maintenance work plans with various departments to minimise down time/ impact on operations and guest experience
10. Ensure all down time/ service time affecting guest experience are promptly resolved.
Where necessary, perform service recovery
11. Log all issues with clear details and track time taken to resolve issues. Identify service gaps and develop improvement plans to reduce future occurrences
Policies & Procedures
12. Monitor the optimal operating efficiencies of machinery, plant and equipment. Schedule regular preventive checks to upkeep plant and equipment according to standards.
13. Maintain files of architectural, mechanical, and electrical as built drawings.
14. Maintain building Warrant of Fitness record manual for annual inspection.
15. Maintain complete files of manufacturer’s data, specifications, and manuals on machinery and equipment
16. Perform proper due diligence on contracted works, service agreements and product requisitions
17. Strict compliance with company policies and procedures, particularly on tender processes, vendor/supplier selection and raising/signing internal documents such as purchase orders
18. Provide regular updates on Maintenance matters
Project Management
19. Coordinate and liaise with contractors, head office and hotel team on OPEX and CAPEX projects.
20. Assist to monitor the daily progress at the project site.
21. Ensure compliance with all health, safety and quality assurance procedures and standards.
22. Provide technical knowledge and support in design and preparation of work specifications for project works.
23. Coordinate project plan and delivery with all appointed consultants/contractors
Compliance & Risk Management
24. Ensure personal and team compliance with all Hotel & department’s P&Ps (WHS, Code of Conduct etc.) and all applicable external laws, regulations, standards and industry codes.
25. Drive safety culture in the hotel. Ensure team/staff members, suppliers and contractors adhere to all Workplace Health and Safety rules and regulations, policies and procedures
26. Participate in risk management meetings and activities to identify, assess and control risks in the workplace
27. Ensure safety inspections on equipment are carried out regularly
28. Ensure that all work is conducted in a safe manner and without risk to the safety of employees and other persons at the workplace
People
29. Coach and mentor team members in their performance. Where appropriate, participate in performance reviews, feedback and PIP of team members.
30. Assist the reporting manager to proactively identify talents and support their development through providing adequate training and development opportunities to excel in his / her position.
31. Lead by example. Provide support and / or stand in for other team members when there are insufficient resources in the department
Other/Projects
32. Provide support on other projects as and when required.
33. Perform other duties, tasks or special projects as assigned
Knowledge and Experience
34. A degree in either electrical or mechanical engineering is preferred
35. Minimum 3 years of experience in a similar capacity
36. Good command of written and spoken English
37. Trade qualification(s) essential. Valid Certified Professional Maintenance Manager (CPMM) is a plus
38. Experience in managing large scale CAPEX projects
39. Experience in administrative processes (e.g. budgeting, performance management)
40. Experience in supervising a team
