Woods & Co Recruitment has an exciting opportunity for an experienced Commercial Manager to join a fast-paced and growing property developer.
Reporting directly to the Group CFO and Directors, this pivotal role will see you involved in the analysis, presentation, closing deals while securing funding for major property development projects across Melbourne and Regional Victoria.
With a strong pipeline of exciting property developments, this role is ideal for a professional with extensive experience in financial modelling, property development funding, and joint venture management.
You will play a key role in shaping the group's strategic initiatives and achieving its growth objectives.

Develop and manage financial models to analyse potential and ongoing projects Prepare and present business cases, feasibility studies, and strategic advice to the board Lead the procurement of project funding from major and private banks, ensuring all conditions precedent are met Negotiate, draft, and manage Joint Venture (JV) agreements with high-net-worth investors and funders Oversee project budgets, forecasts, and financial reports, ensuring projects are delivered within financial constraints Conduct market research and analysis to identify new opportunities and assess project viability Prepare corporate documentation, including Board Papers, PCG reports, and Investor Presentations Act as the primary point of contact for investors, banks, and directors on all commercial matters Mitigate commercial risks throughout the project lifecycle and resolve financial and contractual issues Foster a "portfolio mindset" to maximise cross-project synergies What do you need?
5 - 10 years' experience in a similar or complementary role.
Tertiary qualifications in Law, Commerce, Accounting, Property, or related fields Deep expertise in investment execution, deal structuring, financial modelling, and portfolio construction Proven experience in property development funding, private equity, or JV agreements Advanced financial modelling skills; proficiency in Estate Master or similar software is advantageous Strong understanding of feasibility studies, returns assessment, and profit margin analysis Excellent communication, problem-solving, and negotiation skills.
Ability to thrive in a fast-paced environment and manage tight deadlines Residential property development experience is highly regarded but not essential Our client believes in not just what they do, but how they do it.
