Full Time Property Manager - Carrum Downs

We are looking for an experienced, detail-oriented Property Manager to oversee a diverse portfolio of residential properties. The ideal candidate will be responsible for maintaining high-quality renter relationships while maximizing returns for property owners.
Key Responsibilities:
1. Manage portfolio of residential properties
2. Handle renter inquiries and concerns promptly and professionally
3. Execute all aspects of the leasing process, from marketing to renter screening and onboarding
4. Conduct comprehensive property inspections, including detailed routine entry & exit condition reports
5. Oversee maintenance requests, coordinating with approved suppliers and ensuring timely resolution
6. Manage lease renewals, rent reviews, and potential rent arrears situations
7. Ensure strict compliance with all relevant real estate legislation and regulations
8. Cultivate and maintain strong relationships with rental providers, renters, and suppliers
9. Contribute to the agency's business development initiatives
10. Attend VCAT/Magistrates court when required

Qualifications and Requirements:
1. Valid Victorian Agent's Representative license or full Real Estate Agent's license
2. Minimum 2 years of proven experience in residential property management
3. In-depth knowledge of the Residential Tenancies Act and other relevant legislation
4. Understanding of ledgers & accounts
5. Strong proficiency in industry-standard property management software (e.g. PropertyMe)
6. Exceptional communication skills, both verbal and written
7. Outstanding organizational abilities with a keen eye for detail
8. Proficient in conflict resolution and negotiation
9. Ability to work autonomously while contributing effectively to a team environment
10. Valid driver's license
