About the role
The Senior Manager – Property and Leasing is responsible for driving the strategic direction of the Red Cross property portfolio which includes 300 retail shops, community centres and commercial buildings. Given the importance of the property portfolio to Red Cross operations this role is critical to financial sustainability, organisational growth and service delivery to the broader community.
You will lead a team responsible for acquiring, divesting and leasing a diverse portfolio of retail, commercial and community properties. This role will also lead the development, fit-out and ongoing management of critical properties in all states within Australia.
Day to Day you will
* Develop a property masterplan which drives the acquisition, divestment and leasing strategy over the coming 5 years
* Manage the annual leasing program for renewals, new leases and terminations
* Lead development and fit-out projects for critical assets across the portfolio
* Work with the Head of Retail to identify geographical locations for new stores and assess potential site suitability
* Prepare the business case for new stores or store relocations, working with the Retail team to detail capital requirements, ongoing costs and sales projections
* Work with the Senior Manager - Facilities & Managed Services and other key staff to oversee and manage property, maintenance, WHS and operational issues
* Lead the property and leasing team and manage opex and capex budgets
* Build strong partnerships with retail leasing executives, property managers, agents, landlords and consultants to deliver the property strategy
What you will bring
* Proven leadership experience in managing property and leasing teams
* Strategic analysis skills and experience in developing property masterplans
* Expertise in leasing negotiations for retail and commercial buildings
* Demonstrated experience in retail store design, development and fit-out
* Experience in property management, WHS and compliance requirements
* Strong networks within the retail and commercial real estate industries
* Leadership skills in managing direct team members and influencing stakeholders
* Project management skills and the ability to manage competing priorities
