About the role
Join our dynamic team at Jump Swim Schools as our Property Manager and take charge of managing and expanding our network of across the country. In this pivotal role, you'll spearhead the search for new property locations, negotiate leases, and ensure smooth execution of head-leases and subleases. You'll collaborate closely with franchisees, landlords, agents, and developers to achieve our property objectives.
About You
We’re looking for a highly skilled and motivated Property Manager who thrives in a fast-paced environment and is passionate about expanding our network of commercial properties. You are exceptional at negotiating favourable lease terms and closing deals effectively. Excellent verbal and written communication skills are essential for interacting with franchisees, landlords, agents, and internal teams. You must also demonstrate a strong ability to build and maintain relationships with key stakeholders and have exceptional organisational skills to manage lease renewals and related tasks efficiently.
Key Accountabilities:
1. Property Acquisition: Identify and secure new commercial property locations that align with our growth strategy.
2. Negotiation & Execution: Lead negotiations for leases and ensure the successful execution of head-leases and subleases.
3. Stakeholder Management: Build and maintain strong relationships with property developers, agents, and other key stakeholders. Communicate clearly and effectively with both internal teams and external partners.
4. Lease Management: Oversee the management and renewal of existing leases, ensuring all terms are met and renewed as necessary.
5. Reporting: Prepare and present detailed reports and data related to property matters, offering strategic insights and recommendations.
Required Skills and Experience:
6. Proven Experience in Commercial Property Management: At least 5 years of experience managing commercial properties, with a strong track record in sourcing, negotiating, and securing leases.
7. Strong Negotiation Skills: Demonstrated ability to negotiate favourable lease terms and close property deals effectively.
8. Exceptional Communication Skills: Excellent verbal and written communication skills for clear and effective interaction with franchisees, landlords, agents, and internal stakeholders.
9. Relationship Building: Proven ability to build and maintain strong relationships with property developers, agents, and other key stakeholders.
10. Strong Organisational Skills: Strong organisational skills to ensure effective management of existing property lease renewals in the business.
