Initial Project
You will be responsible for managing a two-tower apartment development in Brisbane with a significant project value.
With a builder already appointed, you will serve as the Director's representative on the ground in QLD.
This project has a 22-24 month expected delivery period, presenting opportunities for growth in further work in QLD.
Key Role Responsibilities
During Construction
* Act as the Principal's Representative
* Cultivate a customer-focused culture throughout the delivery process
* Review the construction program weekly with the builder
* Submit and obtain approval from the project team, client, and financiers for a new construction program fortnightly
* Assess progress claims monthly with the Project QS and issue Payment Certificates
* Maintain records of consultants and contractor instructions
* Select and approve samples and finishes in accordance with internal processes
* Manage day-to-day builder queries (RFIs, etc.) and respond as needed
* Inspect progress to minimize Principal-caused delays
Completion
* Obtain necessary certificates of practical completion and final forms from authorities, trades, and consultants
* Ensure timely completion of defects in line with Customer Satisfaction KPI requirements
* Release securities and retention funds
* Coordinate handover manuals and O&M guides with the builder
* Collaborate with teams to compile reports on project learnings
Experience Required
A stable track record of working in the Australian property development or construction industry is essential.
Trade or tertiary qualifications in construction are required, along with strong relationship-building skills.
Experience delivering commercial construction projects up to $100m is highly valued.
