Responsibilities As a Property Manager with Hines, you will provide day-to-day operational management of the property while emphasizing positive response to concerns of tenants and meeting the investment objectives of the owner. This role is responsible for managing our Victorian Assets which currently includes a premium A Grade office building in Collingwood and an Industrial Asset in Tullamarine. Responsibilities include, but are not limited to: Develop and maintain ethical, professional, and courteous relations with contractors, tenants, and owner representatives. Manage, develop, and support property personnel. Collaborate with the property team to achieve the property goals together. Train, mentor, and continually develop more junior team members. Tender and negotiate contracts and supervise all contractor services related to the physical operation of the property. Manage all fiscal activities of the property and maintain full P&L responsibility, prepare budgets and estimation of capital expenditures. Support the marketing and leasing strategy for both current and prospective tenants and collaborate with asset managers or owners to meet performance objectives. Serve as primary contact with the owner representatives and prepare special ownership reports as needed. Display a working knowledge of building services and operations and collaborate with facilities manager on engineering and operational initiatives. Manage, collaborate with, and support the building facilities manager, including assisting with tasks during busy periods. Work with the facilities manager to deliver emergency management procedures and any additional site-specific emergency management requirements. Ensure all government, industry, and company required programs are instituted and maintained within the property. Provide support to development groups including, but not limited to owner relations, quality control during construction, program development and building start-up. Perform property inspections on a regular basis to ensure compliance with company standards, including presentation, customer service, and property safety. Provide property-specific feedback and input for the property client experience (CX) strategy and implement the designed strategy at the property. Establish new procedures where required. Represent Hines in selected business, community, and industry organisations and groups. Comply with all company and regional policies. Carry out other duties as assigned by the Senior Asset Manager and Senior Managing Director - Operations. Qualifications Minimum Requirements include: Preferred: Bachelor's degree in property, business administration or related field. Essential: Certificate IV in Real Estate Practice. At least five years related property management experience. P&L responsibility and budgetary experience. Experience managing direct-report employees. Strong interpersonal skills with the ability to interact with employees, visitors, and contractors with poise and diplomacy. Developed leadership skills with the ability to support all property personnel. Ability to maintain a calm demeanor in emergencies. Strong written skills with the ability to compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction, and style. Ability to apply principles of rational systems to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Demonstrated ability to use initiative and customer service orientation. Strong understanding, and ability to calculate and manage commercial real estate concepts. Strong financial acumen with the ability to compute time value of money, financial ratios, discount, interest, profit and loss, commissions, escalations, ratios and proportion, and percentage. Good understanding of ESG concepts and green certifications. Ability to understand architectural, basic mechanical, electrical, fire, and hydraulic drawings. Strong stakeholder relationship skills with the ability to exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions. Demonstrated proficiency in Microsoft Office software and web applications. Use olfactory, auditory, and visual senses to inspect building and detect emergency alarms. Willingness and ability to perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings. Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters. Transfer properties and work overtime as business needs deem appropriate. This role may require some domestic travel at times to visit managed properties interstate.
