The Client:
My client is a well-regarded developer who has been in operation for more than 20 years. They have experienced steady year-on-year growth and are led by an inspired Owner who embodies core values of integrity, service & loyalty.
Due to a shift in their strategic direction, an exciting opportunity has evolved to join and drive their retail property business with an immediate start.
The Role:
* Oversee the presentation, maintenance of all buildings, ensure high standard of presentation of the complex at all times.
* Manage all expenditure and restrict unnecessary outflow of funds.
* Communicate frequently with all tenants, and the landlord/client, typically via the Colliers Portfolio Director, and provide timely relevant and professional advice in all aspects of the management of the retail property.
* Drive the leasing of the Centre by managing the relationship with the external Leasing Executive and your own strategies.
* Ensure all leases and other documentation are fully executed and in place and details recorded upon property information management systems.
* Supervision of tenancy fit-outs to ensure consistency and compliance with building objectives.
* Provide recommendations and conduct the negotiations relating to rent review, lease renewals and leasing along with other tenant negotiations as required, in a timely and professional manner.
* Regular inspections of the building to ensure the highest level of housekeeping together with the coordination of minor works where it is deemed to fall within the management function.
* Prepare monthly and annual narrative reports in accordance to the management agreement including financial data, data on variances to budget, arrears, vacant space, details of expenditure, contractors' performance, details of defects within the building and remedial action to be taken.
* Respond to day to day correspondence and management activity.
* Build ongoing relationships with other operatives within the business to source and refer opportunities.
* Assist in compiling and implementing the division’s strategic plan and marketing strategy.
* Undertake additional training as requested by Management.
The Ideal Candidate:
* Experience in the Shopping Centre industry, ideally as a Shopping Centre Manager or Retail Manager.
* Strong client-oriented approach, with the ability to build effective relationships at all levels.
* Strong passion and ability to work within a team.
* Capacity to handle multiple matters and meet deadlines independently.
* Strong financial acumen, including budgeting and managing end-of-month financials.
* Proactive and self-motivated, contributing value to the team.
* Excellent organisational and time management skills, along with strong written communication and problem-solving abilities.
