The Engineering Manager at St Martins Centre is a pivotal senior operational position that demands a mix of technical expertise, strategic thinking, and leadership skills. This role is central to maintaining and enhancing the property's operational excellence, energy efficiency, and sustainability performance. The Engineering Manager serves as the cornerstone for all technical aspects of the building, from day-to-day operations to long-term capital planning and improvements.
Key responsibilities include overseeing critical building systems, driving energy and sustainability initiatives, managing capital works, and ensuring optimal tenant comfort. The role also encompasses a strong focus on safety and risk mitigation, requiring the development and implementation of comprehensive safety protocols and risk management strategies across all engineering operations. As a technical leader, the Engineering Manager acts as a bridge between the property management team and external technical experts, providing crucial guidance and expertise to support informed decision-making. This position requires a proactive approach to identifying opportunities for improvement, a commitment to staying abreast of industry advancements, and the ability to balance technical requirements with financial considerations and stakeholder expectations.
Key Elements and Essential Tasks
* Oversee and manage all engineering aspects of the St Martins Centre
* Provide strategic direction for the property's technical operations
Energy and Sustainability
* Serve as the primary subject matter expert in energy management and sustainability initiatives
* Conduct regular energy audits and implement energy-saving measures
* Assist with developing and maintaining a sustainability roadmap for the property
* Continuously monitor and optimize HVAC systems for peak performance
* Proactively identify and implement improvements to enhance tenant comfort
Technical Services Management
* Oversee and update scopes for critical technical services, including:
o Building Management Systems (BMS)
o HVAC systems
o Fire safety systems
o Traffic management systems
o Energy management systems
* Ensure all systems are operating efficiently and in compliance with regulations
Capital Works Planning and Financial Management
* Develop and maintain a comprehensive capital works plan for the property
* Identify and prioritize necessary upgrades and replacements
* Prepare detailed business cases and seek financial approvals from landlords
* Manage budgets and control costs associated with capital projects
Liaison between Property Management and Technical Experts
* Act as the primary point of contact between the site property management team and external consultants and engineers
* Facilitate effective communication and collaboration among all stakeholders
* Coordinate and oversee the work of external technical professionals
Technical Advisory Role
* Provide expert advice and recommendations on all technical queries related to the property
* Stay current with industry trends, technological advancements, and best practices
* Assist in troubleshooting complex technical issues
Team Leadership and Support
* Offer technical guidance and mentorship to the Senior Facilities Manager and other site team members
* Conduct regular training sessions to enhance the technical knowledge of the site team
* Foster a culture of continuous improvement and innovation within the engineering and facilities teams
Compliance and Risk Management
* Ensure all engineering operations comply with relevant local and national regulations
* Develop and maintain risk management strategies for all technical systems
* Oversee the implementation of safety protocols related to engineering operations
Vendor and Contract Management
* Manage relationships with key vendors and service providers
* Negotiate and oversee contracts for technical services and maintenance
* Ensure service level agreements are met and conduct regular performance reviews
Reporting and Documentation
* Prepare comprehensive reports on engineering operations, energy performance, and sustainability initiatives
* Maintain accurate and up-to-date documentation of all technical systems and procedures
* Develop and update standard operating procedures for engineering and maintenance tasks

The ideal candidate for the Engineering Manager position at St Martins Centre should possess a combination of technical expertise, leadership skills, and relevant experience. Here are the key skills and experience the applicant should have:
* Trade background, or similar industry experience
* Extensive knowledge of HVAC, BMS, electrical, and other building systems
* Proficiency in energy management and sustainability practices
* Understanding of building codes and regulations
* Strong computer skills, including MS Office suite and project management software
* Minimum of 10 years of experience in building engineering or facilities management
* At least 5 years in a senior management role overseeing large commercial properties
* Proven track record in implementing energy efficiency and sustainability initiatives
* Experience in capital project planning and execution
* Background in risk management and safety protocols in building operations
* Experience in vendor and contract management
* Strong project management skills
* Budget management and financial analysis capabilities
* Strong negotiation and conflict resolution skills
