Concept AV Australia Pty Limited is actively seeking experienced Contracts Administrators to join our expanding Sydney Building team, due to multiple upcoming projects in Sydney. This role is a Full time position at our Homebush Office & offers a unique opportunity to contribute to the successful delivery of major projects while enhancing your career in a growing team environment. The starting annual Salary for this position is $75,000 plus superannuation.
Task & Responsibilities
Responsibilities of the Role:
Contribute to the planning of scope of works, minimizing gaps, maximizing cost efficiencies, and considering subcontractor capabilities.
Develop procurement strategies, including breaking down work packages, identifying potential subcontractors, and determining appropriate procurement methods and timing.
Build and maintain positive relationships with subcontractors while staying informed about market conditions and trends.
Assess and manage commercial and contractual risks, implementing appropriate controls, and escalating any issues to the Commercial Manager or Project Manager.
Provide commercial support for self-perform works.
Assist with dispute resolution processes as necessary.
Maintain accurate cost forecasting for assigned subcontracts and cost codes, promptly escalating any cost-related issues.
Oversee the management of subcontracts through all phases, including scope preparation, procurement, cost forecasting, subcontractor management, claims/variations processing, completion, and closeout.
Manage and maintain commercial and contract systems such as Project Costs Reporting (PCR), Asset Registers, Commercial Pack, and Contract Sum.
Ensure full compliance with the Building Code and report any potential non-compliance.
Prepare regular and ad-hoc reports on commercial performance as required.
Assist with Head Contract administration when needed.
Adhere to Concept AV’s policies, processes, systems, and procedures in all tasks.
Qualification & Experience
Proven experience as a Contracts Administrator in construction with a recognized builder.
Experience managing projects valued at $100,000+.
Comprehensive experience across all stages of subcontract management, including scope preparation, procurement, cost forecasting, subcontractor management, claims/variations, and project closeout.
Strong commercial acumen, particularly in cost management.
Familiarity with document control and records management procedures.
