As a Property Manager you will play a vital role in the effective management of our residential property portfolio. This full-time position at RE/MAX Extreme Currambine involves overseeing all aspects of property leasing and management to ensure our landlords and tenants receive exceptional service.What you'll be doingManage a portfolio of residential properties, including building strong relationships with landlords and tenants.Market and advertise properties to attract quality tenants and ensure properties are ready for re-let.Finalise bond inspections, bond disposals and process any necessary insurance claims.Respond to maintenance requests in a timely manner, and coordinate repairs with contractors.Regularly review rents to ensure properties are competitively priced and leases renewed.Assist with the resolution of any tenant disputes or issues, while maintaining positive relationships with all stakeholders.Review and discuss routine inspection reports with both landlords and tenants.Ensure rents are received on time and effectively handle any rent or invoice arrears.Renew Management Authorities with current landlords.Work with offshore assistant team members and in-office assistants to ensure administrative and out of office work is completed and conveyed to clients effectively.We may be able to offer this as a Junior PM Role so please be sure to submit your resume if this is you.Things you will not need to doTrust Accounting - we have a full-time trust accountant. Only invoices you will need to enter will be bond related.Business Development – we have a dedicated BDM who handles all new business. However, if this interests you, incentives are in place for any self-generated business.After Hours Calls – supportive head of department who handles after hours calls. Go home and rest easy without the stress of an emergency call.Routine Inspections and Bond Inspections – we have 3 in-office PM Assistants who conduct routine inspections and bond inspections on your behalf (with the exception of breach inspections and meeting owner and tenants for bonds).Some administrative work – you will have an offshore assistant to help process admin type work.What we're looking forPreferred minimum 2 years' experience in residential property management, preferably in the Perth market.Strong communication and interpersonal skills, with the ability to effectively liaise with landlords, tenants, and contractors.Excellent organisational and time management skills, with the ability to prioritise and multitask.Preferred experience in using Property Me and Inspect Real Estate, however not necessary.Knowledge of relevant residential tenancy legislation and regulations.A positive, customer-focused attitude and the ability to provide exceptional service.Excellent written and verbal communication skills.Strong problem-solving skills and ability to assess all possible solutions to proactively suggest the best outcomes for landlord review.A team player who enjoys a team environment and having a laugh.Non Negotiables that you must haveHold a current Property Management Registration.Hold a current clean Drivers Licence.What we offerWe are committed to providing a supportive and collaborative work environment.
