Construction Manager - Building Contractor - Perth, Australia

Pay: $120k per year

Our client is a Perth based buildings contractor working on new build high-end residential and commercial projects.
The Construction Manager will report to the Directors and will be responsible for multiple project sites and general management of the company, ensuring that works are going smoothly, to their expected quality standard and all work is completed safely.
Key Responsibilities:
1. Interpreting architectural drawings and specifications
2. Coordinating labour resources, and procurement and delivery of materials, plant and equipment
3. Consulting with Architects, Engineering Professionals and other professionals, and Technical and Trades Workers
4. Negotiating with building owners, property developers and subcontractors involved in the construction process to ensure projects are completed on time and within budget
5. Preparing tenders and contract bids
6. Operating and implementing coordinated work programs for sites
7. Ensuring adherence to building legislation and standards of performance, quality, cost and safety
8. Arranging submission of plans to local authorities
9. Building under contract, or subcontracting specialised building services
10. Overseeing the standard and progress of subcontractors' work
11. Arranging building inspections by local authorities
12. Allocating and reviewing day-to-day activities for the projects such as construction progress, budget & cost monitoring, and quality of the finished product
OHS Requirements:
1. Ensure safety standards are met for all works conducted.
2. Provide input into risk assessments and method statements.
3. Ensure risk assessments and method statements are being followed.
4. Undertake toolbox talks to site team.
5. Conduct a weekly/monthly safety inspection of all sites with another member of the construction team.
6. Complete one LPI (loss prevention inspection) per week per site.
Site Management:
1. Ensure the Leading Hands, supervisors & foremen are performing their duties as expected.
2. Conduct monthly meetings with site team on all projects and provide updates to directors.
3. Ensure projects are going smoothly on a day-to-day basis and resources are sufficient for the job at hand.
4. Ensure all team members are coordinating and working together.
5. Ensure sufficient materials and tools are available to site team to complete the task.
6. Ensure all required drawings are available on site, drawings are being interpreted correctly and if not, queries are being raised to subcontractors and site staff.
7. Cross-check procurement schedule and material take-off quantities.
8. Ensure theft and housekeeping is being controlled on site.
9. Cross-check subcontractor numbers and labor required.
Quality:
1. Ensure that all projects comply with the statutory, regulatory and company guidelines for quality parameters.
2. Identify methods by which quality can be continually improved and implement these.
3. Undertake quality inspections on all projects from time to time.
4. Identify and resolve quality defects.
QA/QC Management System:
1. Ensure all building & construction is per the building code of Australia and drawings.
2. Ensure NCR’s (Non-conformance report) have been actioned and closed out.
3. Ensure quality standards are being maintained on site.
4. Ensure QA/QC (Quality Assurance/Quality Check) documents are being maintained on all sites as required.
Management:
1. Assist in coordinating and submission of tenders with office staff.
2. Prepare budgets and submit for approval.
3. Contract signing and onboarding of clients and setting up projects.
4. Ensure that site team is performing to the best of their ability.
5. Ensure that site team is working together and highlight any concerns to management.
6. Reinforce our company values daily to the team members.
7. Deal with any disciplinary concerns.
8. Review manpower requirements and numbers on all sites.
9. Manage in-house subcontractors to ensure they are performing to the required standards on works for external contractors.
Requirements:
1. 5+ years hands-on experience working with contractors on buildings projects up to AUD$5M.
2. Worked with contractors with recognized quality standards.
3. Team leader who is able to work to tight deadlines and motivate site teams.
Package:
Excellent salary package caAUD$120K plus bonus and negotiable based on prior experience. 2 year sponsored visa programme. Training will be provided in Australian Building Codes, Standards and Legislative requirements.
