We specialise in commercial and industrial property investment and management. We are continuing to grow our investment portfolio and are seeking an experienced Senior Commercial/Industrial Property Manager to take control of a mixed portfolio of bulky goods trades centres, storage, industrial assets and city fringe offices, and to be involved in future development projects.This will suit someone looking for a stable and long-term role with a well-established business. We are a small team, so your exposure to all facets of the business is guaranteed.We are looking for someone to be our primary client point of contact who can keep our Directors apprised of all facets pertaining to their assets.The role:Liaising with landlords, contractors and tenantsConduct regular site inspections and prepare reports (ingoing, routine, outgoing)Raise monthly rent invoices and manage arrearsEnsure all rent reviews are implemented in required time framesMonth end processes (owner statements & payments)Bond lodgements and claimsEnd of financial year outgoing reconciliations and set budgetsProperty database managementMaintenance and repair management including obtaining quotes and arranging maintenance contracts for cleaning, gardening, security, painting, air-conditioning, fire protection, lifts etc.Managing and coordinating large scale repairs, fit-outs, renovations and other CAPEX worksLeasing and lease renewalsEnsure compliance with relevant property laws and regulationsTo be successful in this role the following skills and attributes are required:Relevant experience (2-3 years minimum) in a similar commercial property management role with in-depth knowledge of commercial & retail property legislationExcellent communication skills with demonstrated ability to engage with owners, tenants, contractors and fellow team members and the ability to draft clear and concise written materialStrong attention to detail with a methodical approach to tasksExcellent organisational skills and project managementStrong time management and multi-tasking skills with the ability to respond immediately to emergency or urgent situationsUtilise critical thinking, judgement and decision-making skillsStrong computer skills - Proficiency in Property Management software and MS Suite (particularly Excel) will be requiredUnquestionable integrity and strong work ethicCurrent drivers' license and own reliable vehicleHold a valid and current Land Agents and/or Property Manager registration (essential)We offer:A very competitive compensation package (dependent on skill and experience)A structured working environment with well-established processesVery experienced management who have been in the industry for 30+ yearsFor more information about the position please contact Kylie Harder on 08 8223 2366.Your application will include the following questions:Which of the following statements best describes your right to work in Australia?How many years of commercial property management experience do you have?How many years' experience do you have in the real estate industry?How many years' experience do you have as a commercial property manager?Do you have reconciliations experience?Do you hold a current Real Estate Agent's licence?Which of the following Microsoft Office products are you experienced with?Do you have a current Australian driver's licence? #J-18808-Ljbffr
