The Senior Investment Associate will play a critical role in the analysis, structuring, and execution of structured real estate transactions. This individual will possess a deep understanding of capital structures, financial modelling, and risk assessment within the real estate sector. They will work closely with senior management, investment teams, and external stakeholders to evaluate investment opportunities, structure optimal financing solutions, and ensure the successful execution of transactions. Key Responsibilities: Develop and maintain sophisticated financial models to evaluate the feasibility and profitability of real estate acquisitions and development projects. Conduct in-depth analysis of property cash flows, operating expenses, and market trends to assess investment risk and return. Perform sensitivity analysis and scenario planning to evaluate the impact of various assumptions on project profitability. Create detailed financial projections, including discounted cash flow (DCF) analysis, internal rate of return (IRR) calculations, and net present value (NPV) assessments. Prepare market reports and presentations for senior management. Develop and evaluate optimal capital structures for real estate transactions, considering equity, debt, and mezzanine financing options. Conduct thorough due diligence on potential debt and equity partners, including banks, institutional investors, and private equity firms. Prepare detailed financing proposals and presentations for potential lenders and investors. Negotiate loan terms, equity agreements, and other financing documents. Manage the closing process for debt and equity financing. Maintain a current understanding of real estate capital markets, including debt and equity availability, pricing, and trends. Conduct comprehensive due diligence on potential real estate acquisitions and development projects, including financial, legal, and operational reviews. Manage the transaction closing process, ensuring all documentation and approvals are obtained. Assist in the post-acquisition/development asset management, including monitoring financial performance and reporting on key metrics. Key Requirements: Degree qualified. CFA desirable. Minimum of 5-7 years of experience in structured finance, real estate finance, or investment banking. Proven track record of successfully structuring and executing complex real estate transactions. Strong understanding of real estate capital markets, including debt and equity financing. Expertise in financial modelling, valuation, and risk assessment.
