An empathetic and attentive relationship between staff and residents underpins the strong sense of community that is Kensington Gardens Albury.RoleThe Assistant Manager will be responsible for providing quality support to the Village Manager in executing the Villages' day to day operational requirements.This is an interactive and people focused role and is just as much about becoming a part of the community as it is in performing practical duties.This role represents a chance to become a part of a team who truly care about what they do, and who practice the value of community as a centrally important component of their work ethic.Principal Duties – Assist in Daily Village ManagementAssisting the Village Manager in conducting sound business practices that optimise daily Village business operations.Asset Management within the Village including responsibility for managing detailed schedules for all asset maintenance, repair and replacement.If required, investigate resident complaints about malfunctions of utilities or other matters to determine needed repairs or maintenance.Work with other team members in authorising property maintenance requests or with Village Manager on larger expense items.Ensure regular maintenance programs are complied with.Managing and directing operations by staff and contractors in a way that is respectful, facilitates strong teamwork, and is compliant with OHS standards.Overview all accounts for payment and where applicable, authorise for payment prior to forwarding to Head Office for payment.Supervision of and support given to administrative staff.Handle general enquiries and provide information to potential residents.Provide relief for Village Manager whilst on annual leave.Other Important Aspects of RoleEnsure all residents are afforded full enjoyment of residency in the village.Maintain privacy, dignity and respect in all dealings with residents or potential residents and to treat all information concerning the village and residents as confidential.Assist Village Manager investigate resident issues or complaints, and resolve problems in accordance with our policies.Liaison with residents, and assist Village Manager in attending committee meetings as required e.g. Resident's Committee meetings; Social Committee meetings.Reporting RelationshipThe Assistant Manager reports directly to the Village Manager. Working closely with the Village Manager will provide you with the knowledge and experience to relieve the Village Manager when required.Personal AttributesDuties will include instances of both giving directions and receiving them, so it will be important to be able to work autonomously and within a hierarchy, and to be able to shift dynamically between the two.You will need to have strong leadership, interpersonal and organisational skills. The ideal candidate will be highly adaptable and outgoing, with the ability to manage multiple tasks and interactions while maintaining a hospitable demeanour. No two days will be the same, so you will need to enjoy variation and working proactively as well as reactively to be successful in the role.Someone who takes pride in a high level of service provision and facility maintenance will be well suited to this position. Being passionate and willing to take ownership of decision making as well as outcomes is critical. Lateral thinking and an ability to keep an open mind while problem solving is the key to being successful in this role.Furthermore, you must be able to field requests and enquiries from residents in a way that is empathetic and when necessary, respectful of their privacy and confidentiality. A high level of emotional intelligence will be critical when determining the best approach, and communication style, toward each situation. Experience in a similar role or customer-focused industry will be highly regarded.Education and / or ExperienceExperience in business management.Experience in leading a team.Sound computer skills in a broad range of applications including MS software programs, especially Word and Excel.A knowledge of Goldmine CRM is desirable (training will be provided).Be versed or willing to gain knowledge and understanding of the NSW Retirement Village Act.Reasoning AbilityAbility to define problems, collect data, establish facts, and draw valid conclusions and make recommendations on appropriate course of action in resolving resident issues.Ability to understand and prioritise tasks/decisions to ensure that urgent tasks are given the appropriate attention while critical tasks are given the level of consideration required.Certificates, Licenses, RegistrationsCurrent First Aid Certificate (desirable or willing to obtain).Responsible Service of Alcohol (desirable or willing to obtain).#J-18808-Ljbffr
