Overview
Responsible for searching real estate records and compiling a list of deed(s), mortgage(s), and other documents affecting title.
Duties
1. Examine tract books, geographic and general indices, and assessor's rolls to compile lists of transactions.
2. Ensure that the title to a property in question has no restrictions that may prevent or hinder its sale or use.
3. Examine deeds, deeds of trust, liens, judgments, easements, and plats/maps to determine ownership, encumbrances, and to verify legal descriptions of property.
4. Analyze chain of title and prepare reports outlining title-related matters.
5. Run searches on TPX, DataTrace, or the county websites.
6. Prepare property reports, title commitments, and other title products as needed.
