Our Opportunity
As a Facility Manager, you will manage the maintenance and operation of building services within Assets ensuring that the assets are maintained in good repair, utilised in the most cost effective manner and serviced in accordance with the statutory requirements, whilst maintaining the highest level of safety and customer service.
Your responsibilities will include:
* Approval of Work Orders, tax invoice processing and contracts within delegated authority.
* Delivery of Operational Expenditure budget against forecast.
* Compliance with the requirements of the Mirvac Quality Management System.
* Advise the Property Manager and the Senior Facility Manager on maintenance and operational issues which may affect the normal operation of the building and operating budget.
Maintaining an up to date asset register and preventative maintenance planner in the required business format is essential. You will also maintain all relevant statutory logs, registers relevant to the properties.
You will manage all contractors in accordance with Mirvac HSE&S policies and procedures. Regularly monitoring the Building Management Control System and physically inspecting all plant and equipment to ensure operational readiness for building occupancy are key responsibilities.
Participating in Operational Healthcheck Proforma (QMS dataroom) with Divisional Manager, onsite Senior Facility Manager and Property Manager is also a requirement. Completing all FCR compliance reporting within the correct timeframes and responding to any information requests from the Portfolio Manager, Property Management, Senior Facility Management or the asset services team are also part of your role.
Developing and maintaining strong relationships with all customers is crucial. Acknowledging any tenant requests reported through Infinity or via Email, planning the necessary corrective actions and providing follow up feedback to the customer is also a key responsibility.
Assisting the Portfolio and Property Managers by providing information required for leasing enquiries is another aspect of your job. Ensuring property risks (and opportunities) are identified/regularly reviewed and strategies are in place and promptly implemented to eliminate, mitigate or minimise their impact is also essential.
Adhering to all company procedures including but not limited to adherence to the Mirvac HSE system of accountabilities as an employee is vital.
Able to be on call 24/7, work on weekends and attend to after-hours calls is also a requirement of this role.
Your Point of Difference
At least 5 years' experience in all facets of facilities management typically stemming from a solid administrative and/or technical background is preferred.
Demonstrated experience in a high-volume role with conflicting priorities, understanding of the NABER's rating scheme and its major influencers, demonstrated experience in negotiating and enforcing contracts, exceptional communication and interpersonal skills, demonstrated understanding of Australian Standards, NCC, HSE, DDA and other risk management issues, good decision making, influencing, presentation and negotiation skills, a customer and guest-centric focus with a strong understanding of the local community and trade area, knowledge of HSE&S, DDA and other risk management regulations, collaborative approach to working with teams and customers, ability to prioritise and have effective time management skills, a team approach and the willingness to be flexible with duties and working hours are highly desirable attributes for this role.
