The business was established in direct response to the growing lack of credit in Australia’s mid-range property market; a situation exacerbated by the shortage of reputable, risk-adverse, non-bank lenders.Fortis our property development business, has a portfolio of more than $750 million in successfully completed residential and commercial projects, with a further $560 million to be completed by the end of the year.About the roleTo provide construction and design management services to the projects particularly focusing on pre-construction activities ensuring the design meets the PPR intent and construction efficiencies are built into the design from an early stage. Be responsible for delivering on all project, commercial, time, quality and safety targets in respect to construction, design and documentation outputs.In collaboration with the Head of Delivery and General Manager develop controls, protocols, systems, best practices, standards, knowledge base, sector expertise, industry trends and benchmarks for the business.Key Responsibilities:Lead the pre-construction activities and authority approvals process to ensure consultants are meeting deadlines and that the project brief is being complied to.Together with the external Project Managers and Development Managers lead the design management process including tendering the consultants required to achieve authority approvals.Ensure weekly meetings are conducted to ensure all consultants understand their obligations from a design and programming perspective.Assist in resolving design obstacles.Be accountable in achieving key milestones dates.Work closely with the QS to prepare high level cost plans when undertaking feasibilities on potential new sites. If this moves into a site acquisition stage, ensure the development of the cost plan to give the business detailed and accurate costings to enable optimised decision making during all phases of the development.Lead and manage the design process ensuring deliverables are in accordance with the design program.Identify and oversee authority and statutory approvals including the staged authority approvals to enable projects to commence in the most efficient manner.Proactively gather and maintain awareness of industry innovations and assess their potential for use in the projects.Ensure the management of project design documentation, including the development of the design review process for documenting and controlling design changes.Review consultants and builders QMP’s.Conduct quality audits and control design changes.Identify and manage commercial risk and opportunity associated with construction and design outputs and deliverables.Ensure the management of commercial and contractual requirements as they pertain to consultants, builders and design obligations.Assist in the tender process for engaging builders, ensuring a comprehensive scope of works is included in the contract and examine the builders to ensure compliance with their systems and procedures particularly their safety, quality, programming and compliance procedures.During the construction phase, oversee builders to ensure compliance with the Head Contract provisions and the PPR.Assist in the selection of external PM firms, manage and ensure they meet key deliverables / responsibilities.About youA relevant bachelor’s degree and/or postgraduate credentials in property, engineering, construction, design or other related field.Established stakeholder network including designers, consultants, builders and authorities.Strong computer skills including strong skills in MS Excel and MS Project.Highly effective communication style, both written and verbal.Proven ability to successfully manage multiple projects whilst maintaining a high attention to detail.Able to plan strategically, solve challenging problems and influence outcomes.Ability to identify and foster positive internal and external stakeholder rapport, including executive and authority stakeholders.A passion for delivering complex design-led projects to the highest quality.The people are entrepreneurial, the business is young and proving itself fast: it is a great time to join the group.
