Randstad are on the lookout for Brisbane-based Property Managers to match with clients across Brisbane.
This role requires someone with atleast two years experience in residential real estate, exceptional communication skills, and a strong sense of resilience.
What you'll do:
As a Residential Property Manager, you'll play a pivotal role in shaping the homeowner and resident experience in addition to overseeing day-to-day operations of the Real Estate office.
Your responsibilities will include:
1. Client Engagement: Proactively communicate with clients to understand their real estate needs, preferences, and goals, fostering trust and rapport throughout the process.
2. Market Research: Conduct comprehensive research on properties, neighborhoods, and market trends to provide clients with tailored recommendations and informed insights. This includes Title Searches and SP data collation.
3. Property Presentation: Organize and execute property showings with meticulous attention to detail, highlighting key features and amenities to captivate potential buyers or tenants.
4. Negotiation Facilitation: Guide clients through the offer negotiation process, leveraging strong negotiation skills to secure favorable terms and navigate counteroffers effectively.
5. Transaction Management: Oversee all stages of property transactions, from initial offers to inspections and closing procedures, ensuring smooth and efficient coordination to meet client objectives.
6. Marketing Strategy Development: Develop and implement innovative marketing strategies customized for each property, maximizing visibility and exposure to targeted audiences.
7. Legal Compliance: Ensure strict adherence to legal and regulatory compliance standards, ensuring all transactions and operations align with local, state, and federal housing laws.
8. Tenant Management: Handle tenant inquiries, lease agreements, rent collection, and enforcement of lease terms to ensure tenant satisfaction and compliance.
9. Maintenance Coordination: Coordinate and oversee maintenance activities, conduct routine property inspections, and manage relationships with contractors and service providers to uphold property standards.
10. Financial Management: Exercise diligent financial management practices, including trust accounting, expense management, rental amendments, and accurate financial reporting.
11. Risk Mitigation: Identify and mitigate risks associated with property operations and tenant disputes through proactive risk management strategies and effective conflict resolution techniques.
12. Emergency Response: Demonstrate readiness and proficiency in emergency response protocols, swiftly addressing tenant concerns and resolving issues to ensure tenant safety and satisfaction.
