The opportunity:
Our Development line of business are currently seeking an experienced Property Manager to join the team based at our iconic Shell Cove, just south of Wollongong. Reporting to the State Property Manager, the Senior Property Manager will be responsible for managing a portfolio of residential properties, building strong relationships with tenants and owners with a focus on solutions and positive outcomes.
Your dedication to exceptional property management helps property owners optimise their investments and feel confident that their properties are in safe hands, while ensuring that tenants feel supported and at home, encouraging a strong sense of community and long-term loyalty.
As the successful applicant, this role will see your responsibilities include:
* Management of approximately 100 residential properties
* Manage daily rent arrears & issue notices as required
* Coordinate & undertake routine & final inspections
* Ensure all leases & management agreements are current & valid, including negotiations with relevant parties
* Respond to tenant maintenance requests, & liaise with landlords & contractors to resolve issues
* Build & maintain effective working relationships with landlords, tenants, & other stakeholders
* Review rent for new tenancies & renewals by conducting market appraisals, & advise landlords
* Advertise properties online
* Liaise with potential tenants, conduct weekly viewings, & update the landlord throughout the entire leasing process
You may have all or some of the following skills and experience:
* A current Property Management Registration or Real Estate Agent Licence
* Previous experience in Residential Real Estate, preferably in Property Management
* Familiarity with building services & code compliance issues
* Demonstrated experience in managing services contractors
* Ability to be a self-starter & work autonomously
* Excellent reporting, negotiating & communication skills
* Current Police Clearance or ability to pass one, drivers licence & own reliable car are essential
