Job Description
As Asset Manager, you will be required to develop and implement asset strategies, maximise income and capital value and deliver high quality services, operational excellence and a customer-centric focus.
In addition, this role helps to provide leadership to drive outcomes across a high performing and highly engaged team in an inclusive work environment.
Your Responsibilities
* Drive strong engagement with key stakeholders (internal and external) to support effective decision making and enable strategic execution, whilst cultivating a customer-centric culture across all aspects of asset management.
* Responsible for delivering the Strategic Asset Plan for the asset(s) and ensure all items are executed in line with, or exceed, agreed strategy and timeframes.
* Accountable for the preparation and implementation of the asset's income and expenditure budgets, and continuous monitoring, reforecasting and prudent management.
* Work with the team to ensure accurate and timely forecasting on a monthly (accrual) basis including provision and analysis of variance commentary and recommendation for corrective action.
* Drive, lead and deliver strategy aligned sustainable and profitable performance of assets within the portfolio through the identification of business initiatives and efficiencies, and assist with subsequent implementation.
* Accountable for reporting and delivery of service in compliance with Co-Owner Agreements and Property Management Agreements.
* Own and manage lease negotiations in line with the Strategic Asset Plan to maximise returns and mitigate downtime.
* Ensure compliance with lease terms in accordance with lease documentation, business unit deadlines and best practice.
* Ensure that capital works projects meet the strategic direction of the asset(s), and are delivered on time and on budget.
* Work collaboratively with stakeholders and assist with the completion of internal and external valuation processes.
* Provide leadership to the asset team to develop and improve their collective strengths, skills and knowledge, while fostering high levels of engagement and performance.
* Responsible for ensuring the asset(s) is always maintained and presented to the highest standard.
* Assist internal stakeholders to coordinate data, inspections and ad hoc advice in relation to the potential acquisition and disposal of assets across the portfolio, with follow through support as required.
* Actively contribute to project working groups across the business that deliver tangible outcomes for the division.
* Work collaboratively with team members and stakeholders to ensure system/data integrity, efficient information flow and to drive portfolio wide excellence and efficiencies through consistency of approach, reporting and transfer of experiences and learnings.
* Develop new and grow existing industry relationships with key market experts to ensure a full understanding of the investment metrics relevant to valuations of the assets.
* Maintain up to date knowledge of current market information and relevant research, including identifying and responding to trends in the markets.
* Champion the consistent application of the key Mirvac values, leading by example and promoting a high performing and collaborative environment.
* Assist with any projects or undertake additional duties as required.
Your Qualifications and Attributes
* 5+ years of experience in property, including asset management experience.
* Demonstrated success in achieving results through effective leadership and stakeholder relationship management at all levels, and by driving a customer-centric strategy.
* Demonstrated people management experience, with people being developed and empowered to succeed.
* Extensive experience in preparing asset income and expenditure budgets on an accrual basis and exposure to strategic asset planning.
* Experience in asset analysis, with proficiency in property forecasting tools including Cougar, MRI and Yardi.
* Experience in the valuation process and an understanding of relevant investment metrics.
* A proven track record in major lease negotiations and market rent reviews.
* Relevant tertiary qualifications are highly desirable.
* Exceptional organisational and resource management skills with the ability to prioritise work effectively, ensuring deadlines are achieved on time.
* Ability to think strategically, adapt to change, deal with ambiguity and complexity.
* Proactive and self-motivated mindset, with the ability to solve issues as they arise and to improve system and process efficiencies and effectiveness.
