Our opportunity
As a Senior Facility Manager, you will manage the operational performance of assets within the Build to Rent (BTR) portfolio, ensuring that all financial targets are met and all operational services are maintained in accordance with statutory requirements.
Your responsibilities will include:
Provide leadership to the team to develop and improve their collective strengths, skills and knowledge, while fostering high levels of engagement and performance. Management of the maintenance team in the delivery of building and apartment maintenance works and turnover capex, ensuring exceptional customer outcome. Contributing to and delivery of the lifecycle capex programs for all assets including inventory management and repairs and replacement of FFE items. Provide input into the preparation of the Strategic Asset Plans and operational and capital expenditure budgets, with continuous monitoring, reforecasting and prudent management. Delivery, management and regular reporting of budgets for Opex, Capex, maintenance works, lifecycle capex, benchmarking and infrastructure and provide this input for the Strategic Asset Plans. Delivery of Opex, Capex, maintenance works, lifecycle capex, benchmarking and infrastructure. Provide an exceptional customer experience by building strong relationships with key stakeholders (internal and external) and ensure a high level of communication by responding to, and actioning, requests in a timely manner. Review proposed works to ensure that all asset/alteration works meet architects/consultants' specifications and any NCC or statutory requirements and obtain relevant approvals. Prepare scope of works for planned operational or minor capital projects, including all relevant documentation and data entry. Escalate all critical service interruptions with an understanding of the impacts on our customers and tenants. Manage all contractors and service providers, and their ongoing performance, in accordance with Mirvac policies and procedures. Understand the sustainability credentials for the LIV BTR Venture and their major influences and implement the strategic initiatives identified. Ability to be on call 24/7, work on weekends and attend to after-hours calls. Act as Duty Manager on evenings/weekends/public holidays as required. Your point of difference
8 + years of experience in all facets of facilities management typically stemming from a solid administrative and/or technical background. Demonstrated people management experience, with people being developed and empowered to succeed. Prior experience in high volume maintenance programs or construction would be viewed favourably. Demonstrated success in achieving results through effective leadership and stakeholder relationship management at all levels, and by driving a customer-centric strategy. Experience in a high-volume role with conflicting priorities. Understanding of Australian Standards, NCC, HSE, DDA and other risk management issues. Detailed knowledge and practical experience of BMCS systems. Experience in negotiating and enforcing contracts and managing contractor performance.
