For more information about the firm please visit our website at www.Nuveen.comOverview of the RoleThe Senior Associate provides support across the core functions of Nuveen Real Estate business in Australia, including Equity Investment and Asset Management (including acquisition, valuations, research, asset budgeting and performance).In addition, this role provides support to the Portfolio Management and Investment teams in Australia and Asia as needed. Supports business growth of Nuveen Real Estate by providing analysis support for new investments (initial screening and underwriting) and forecasting existing investments alongside and in consultation with other key team members.Key responsibilities will include:Initial screening and input into team discussion and review for acquisition and disposition requirements in AustraliaCreating acquisition cash flow models and analysis of relevant investment opportunities for the General Account and 3rd party investment management business including sensitivity analysis, population of international tax, leverage and currency models including buy/sell/hold analysis.Modeling in Excel, Forbury and ARGUS Enterprise real estate asset modelsModelling of real estate debt including ISCR and LTV analysis for all investmentsMaintaining regular contact and networking with Australian real estate investment market professionals, valuers and research houses to assist in the analysis of institutional commercial real estate opportunities and promote the Nuveen Real Estate corporate profile at every opportunity.Leading the Quarterly/semi-annual external Valuation processSupporting contract negotiations, due diligence, project management, investment committee approvals, finance and closing transactionsSupporting the property business planning and budget process with the asset management team including portfolio performance monitoring and valuations (both independent and internal), assist the budgeting and financial modelling, sensitivity analysis, divestment and modelling and evaluationSupporting the delivery of regular market updates and educational team meetings, including but not limited to relevant research, legal firms or industry contacts that wish to interact with Nuveen Real Estate in AustraliaContributing to Investment Committee papers for new acquisitions, dispositions and other major business decisionsMaintaining and updating quarterly economic and market snapshot in close collaboration with relevant research professionals based in Australia, London and Asia and providing real estate research analysis to the Real Estate team including monitoring Australian real estate investment market sales and leasing activityParticipating in regular site inspections to better understand key economic drivers and investment marketsParticipating in and contributing to pipeline discussions and teleconferences as requiredProviding operational support where required, particularly across the risk management and compliance function in establishing processes and proceduresBuilding strong relationships with other Nuveen Real Estate and TIAA businesses across Asia, UK, Europe and the US as appropriateTechnical Skills & Qualifications RequiredAdvanced academic standing, preferably in real estate, business, accountancy finance, or legal disciplinesMinimum 5 years related work experience within the funds management or property industry, with a combination of housing, office, retail, industrial, development and real estate debt market understanding.Advanced Microsoft office skills including advanced Excel, PowerPoint, valuation software and an aptitude to learn new systems and database quicklyStrong understanding of major investment markets across all property sectors, including debt and real assetsStrong oral and written communication skillsCompetencies RequiredStrong analytical skills and proven ability to create and run detailed financial analysis for international real estate investmentAbility to operate across business functionalities when requiredExcellent organisational and time management skills, with a proven ability to set and work to priorities and deadlinesAbility to work independently with minimal supervisionAbility to work well within a small team environment and across various levels within the organizationProven ability to focus on client/investor requirementsAdditional InformationThis role requires no regulatory designation.Nuveen is committed to providing equal opportunity across all employment practices and we believe our employees have a right to a diverse and inclusive workplace.
