Role
As an active real estate investor and financier focused on participating in development, core-plus and value-add opportunities, IDA’s role is traditionally front-end focused, with particular emphasis on partner selection, acquisition due diligence, feasibility construction, project balance sheet structuring and risk analysis/mitigation strategies. Whilst not a developer in their own right, IDA’s investments commonly involvejoint venturing with third party developers to assist in the origination, structuring and execution of transactions as an equity partner and participant in profit, risk and decision making. This allows IDA’s development partners to focus intensively on delivery outcomes (site acquisition, town planning, sales and marketing, construction procurement).
The successful candidates core responsibilities will include: Leading IDA’s investment assessment and due diligence (sponsor, property, feasibility and business case), and working with IDA’s investment analysist and transaction team, overseeing preparation of internal investment committee recommendations (detailed financial assessment, investment papers and meetings);Assuming lead responsibility for managing a select portfolio of IDA investments and development partners; Assisting the IDA Executive team with new business development, including relationship management, bid proposals and acquisition strategy; Assisting the IDA Executive team with annual investment strategy and business plan development;Working with the CIO, evolving and executing IDA’s internal portfolio monitoring, risk and reporting regime to the IDA executive and Investment Committee(s) to enable enhanced decision making; Ongoing active investment monitoring and evaluation (IDA’s investments generally involve development risk as opposed to passive assets). IDA adopts anactive approach to risk identification and mitigation through frank, fearless and open communication and escalation both internally, and with its development partners; andAssisting the CIO with preparation of detailed investment information memoranda and offering documents.
Candidate
Cultural A collaborator, an acquirer and sharer of knowledge; Success isn’t completing tasks, success is getting the job done right, profitability and with relationships (internal and external) respected and enhanced; and Keen eye for detail, with a considered and adaptable focus between process, efficiency and outcomes.Experience Minimum 15 years of relevant experience (real estate investment, development, valuations); and Multi-sector experience preferable with particular focus on residential built form, industrial and commercial sectors. Qualifications Tertiary qualification in a relevant field - real estate valuation, land economics, construction;Preferably a post-graduate degree in finance; IDA is seeking a senior, Director-level candidate with: High functioning real estate investment fundamentals including real estate development, construction, project financing and town planning; and Strong and demonstrable interpersonal and transaction management skills, as a large element of the role requires stakeholder management capabilities both internal (Board, Investment Committee and line management) and external (i.e. IDA’s development partners/borrowers).Don’t provide your bank or credit card details when applying for .
