Initial Project Overview
You will be managing a two-tower apartment development in Brisbane with a project value exceeding $140 million. The builder has been appointed, and you will serve as the Director's representative on-site in QLD.
This project has an expected 22-24 month delivery period, with further opportunities for growth in QLD. As a Senior/Project Manager, you will play a key role in ensuring project success.
Key Responsibilities During Construction:
* Act as the Principals Representative and champion a customer-focused culture throughout the delivery process.
* Review the construction program weekly with the builder and submit new programs for approval from the project team, client, and financiers fortnightly.
* Assess progress claims with the Project QS and prepare Payment Certificates monthly.
* Manage consultant and contractor instructions, samples, and finishes approvals.
* Be the first point of contact and respond to queries from the manager and development team as required.
* Inspect progress to ensure principal causes of delays are minimized or avoided.
Key Responsibilities Upon Completion:
* Ensure all necessary certificates of practical completion and final forms and certificates from authorities, trades, and necessary consultants are obtained.
* Timely completion of defects in line with Customer Satisfaction KPI requirements.
* Manage securities and retention releases.
* Coordinate the Purchasers Communication Plan to achieve Customer Satisfaction KPI.
* Compile handover manuals for Purchasers and Lessees, as well as O&M manuals, in accordance with the Contract.
Experience Required:
* A stable track record of working for property developers, client-side, or for a head contractor in the Australian market.
* Trade or tertiary qualification in construction.
* Relationship-focused individual both internally and externally.
* Experience delivering projects in the commercial construction industry for a developer or builder up to $100m is highly regarded.
