In this role, you will oversee the complete end-to-end management of a mid-sized portfolio, supported by a dedicated leasing agent to assist with your routines and re-lets. Enjoy the convenience of a company vehicle for conducting entry and exit inspections in this fully office-based position, allowing you to concentrate on what you do best – managing properties and fostering strong relationships.Key Responsibilities:Oversee all aspects of property management for a diverse portfolio of residential properties, focusing on optimal occupancy and tenant satisfaction.Respond promptly and professionally to inquiries from tenants and property owners, addressing concerns and providing effective solutions.Conduct routine property inspections, including entry and exit inspections, maintaining properties to high standards and identifying necessary repairs.Ensure compliance with tenancy laws, regulations, and company policies, maintaining thorough documentation and records.Build and nurture strong relationships with property owners, tenants, and contractors, fostering open communication and collaboration.Coordinate with maintenance officers and contractors to ensure timely resolution of repairs and maintenance issues.Collaborate closely with the leasing agent on lease agreements, renewals, and tenant transitions to ensure a seamless process for all parties.Assist in budget management and financial reporting for the portfolio, tracking expenses, preparing invoices, and ensuring timely rent collection.Address tenant disputes and issues, mediating conflicts to maintain retention and satisfaction.Stay updated on industry trends, legislative changes, and best practices in property management to enhance service delivery and compliance.Requirements:Minimum 2 years experience as a Property Manager in Queensland.Certificate of Registration and Valid real estate licence.Proficiency in property management software (PropertyMe, Property Tree, IRE, InspectionExpress, CoreLogic etc).Strong knowledge of property management regulations and practices including an up to date and thorough understanding of Queensland legislation changes.Excellent communication, negotiation, and interpersonal skills.Ability to multitask, prioritise, and work efficiently in a fast-paced environment.Benefits:Competitive salary package based on experience and qualifications.Opportunities for professional growth and career development.A supportive and collaborative work environment.If you or someone you know is interested in seizing this fantastic opportunity to join a thriving team that values development and success, don’t hesitate to reach out to us today!
