About the Role: An exciting opportunity for an experienced Property Manager to join a growing team, managing a tailored portfolio of 126 properties in a client-focused environment with no major expansion plans. Key Responsibilities: Portfolio Management: Efficiently manage a portfolio of 126 properties, ensuring all properties are well-maintained, tenants are satisfied, and client expectations are consistently met. Tenant Communication: Handle all tenant communications, including leasing inquiries, resolving tenant issues, and managing any concerns promptly and professionally. Lease Management: Oversee the lease process, including renewals, terminations, and ensuring compliance with tenancy laws and regulations. Inspections & Maintenance Coordination: Conduct regular property inspections, ensuring properties meet high standards, and promptly coordinate maintenance requests. Compliance: Ensure all properties comply with relevant local legislation and regulations, keeping up-to-date with any changes in the law. Client Liaison: Regularly liaise with clients regarding the management of their properties, providing updates and addressing any property-related concerns. Property Management Software: Use PME, IRE, and other industry-standard software to efficiently manage and track property-related tasks. Requirements: Experience: Previous experience as a Property Manager, ideally managing a similar-sized portfolio of properties. Software Proficiency: Strong working knowledge of property management software, such as PME, IRE, or similar platforms, to efficiently manage day-to-day operations. Communication Skills: Excellent verbal and written communication skills, with the ability to negotiate effectively and manage relationships with both clients and tenants. Independent & Time Management: Ability to work autonomously, managing time effectively to meet deadlines while maintaining high-quality service. Location: Must be based on Brisbane’s Southside, ideally in the Daisy Hill area, with flexibility to relocate in the future as required. Positive Attitude: A proactive, client-focused attitude with a strong drive for delivering excellent service to both clients and tenants. Transportation: Own transport is required for site visits and property management activities (no car provided).
